The brief

Keynvor MorLift Ltd seeks to appoint a suitable contractor to provide building works in support of a part ERDF funded project in Falmouth.

This tender is for the first of 4 buildings being renovated for office/work space.

This will be required to meet building regulations and BREEAM standards.

The Fish Factory is a late 1930 built two storey steel frame building with roughcast rendered masonry structure and has a hipped roof of profiled asbestos cement.

The majority of the ground floor area is raised approx.

900mm above finished wharf level, with a small loading bay area to the south elevation.

The building has two existing staircases serving first floor level.

Both exit to the south, one internal and one external.

This building is currently used as KML HQ offices and storage at ground floor level and part cleared open space at the upper level - total floor area of approx.

915m2 The works will be phased to allow continued use of the ground floor space and then the first floor space once completed .The upper level is essentially one open plan space open to the roof void.

There is a small core adjacent to the external stair with 2 toilets and a tea point in need of upgrade.

The building itself is located on a busy working wharf which will require careful consideration in the planning of the works.

KML wishes to work with the appointed contractor on a collaborative design and build basis.

During the initial stage, the contractor will work with KML and their architect to establish the design and specification for the building refurbishment.

Once this is defined, the second stage of the project will be to undertake the building works.

The vision for the building is to upgrade/update all internal and external aspects whilst keeping original features/look/feel of the original building.

An Open Day for interested parties will be held on 3rd December 2019 at Falmouth Wharves, North Parade, Falmouth TR11 2TF.
