Project Summary - Façade Repairs, British Embassy Tokyo Project Overview The project scope of works is for the Contractor to complete a condition survey and then undertake repairs to the external render system to two office buildings and six residential properties located at the British Embassy compound.
The render system covers all parts of the external facades, incorporating many decorative features, and the chimney stacks to several of the properties.
The properties are all either two or three stories in height.
The type of works to be undertaken include the complete replacement of some sections of render, the installation of anchor bolts to mechanically fix the render to the concrete frame of the building and the sealing of existing cracks in the render system.
There will also be minor maintenance works required to some of the rainwater drainage systems.
The Contractor will be expected to provide suitably skilled labour and all necessary materials for the works, including all temporary access equipment to enable safe working access to high level areas.
The works would be undertaken during normal working hours and whilst the properties are occupied.
Project Objective Sections of the building's external render system are known to be in poor condition, with various historic repairs have been undertaken to the properties at various stages, and with some recent examples of sections of render having become detached.
Some survey information regarding the condition of the render already exists, but the objective of the Project is to complete the survey for all parts of the properties and to then use this information to establish the preferred methodology and prioritisation of the repair works.
Based on the existing survey information, a schedule of repairs has been prepared for the Contractor to price.
Once the full condition survey is complete and the extent of the repair works known then the schedule will be used to agree the scope of works and the final contract price.
The Contractor will be required to provide accurate record information (in the form of drawings) of all the works undertaken.
Project Programme The works are planned to be on site from November 2017 and are to last up to 9-months.
The works will need to be planned such that they cause minimal disruption to staff and the day-to-day running of the compound.
It is anticipated that no more than two properties will be worked upon at any one time.
Due to the secure nature of the compound the contractor will be supervised by security staff for the duration of the project.
