The provision of mechanical, electrical and public health engineering services.
This to include the full inspection, testing, servicing, maintenance, cleaning and reporting of a variety of College operational assets.
The maintenance services required will be on a planned preventive (PPM) and reactive (RM) basis.
The Contractor shall be responsible for the complete inspection, testing, servicing, maintenance, cleaning and reporting of the following systems, as a minimum: i.
Low temperature hot water (LTHW) heating installations (all natural gas, LPG and coal-fired boiler plant). ii.
Domestic hot and cold water services installations, including rainwater recycling (harvesting), sensor operated taps, etc. iii.
Fire hydrants, balancing ponds, etc. iv.
Mechanical ventilation systems (i.e.: general, toilet and kitchen ventilation systems), including internal, and where exposed to view, external ductwork cleaning. v.
Passive ventilation systems, including automated opening windows. vi.
Comfort cooling systems (both VRF heating and cooling systems and split system air conditioning units). vii.
Building energy management systems (to be confirmed by College). viii.
LV power distribution. ix.
General lighting systems. x.
Emergency lighting systems. xi.
External lighting systems. xii.
Public address. xiii.
Facilities for the disabled. xiv.
TV/radio systems (to be confirmed by College). xv.
CCTV and access control systems, including security turn-style systems, gates and doors. xvi.
Security alarm systems. xvii.
Fire alarm and detection systems, including full attendance at inspections by the Employers Insurers and rectifying any defects identified by the Insurer(s). xviii.
Low and zero carbon (LZC's) and renewable technologies (i.e.: Photovoltaic arrays). xix.
Local exhaust ventilation (LEV) systems, including Woodwork dust extract systems. xx.
Disabled hoists (to be confirmed by College).
