Whitefriars Housing are seeking to comprise the replacement of pitched roof coverings 3 storey (Including dormers roofs & vertical tiles) Improved ventilation and roof membrane/ insulation to maisonettes plus the usual associated items such as insulation, guttering, rain water goods, soffit, fascia boards replacement to all elevations and sub-elements, the bin chute roofs, new coverings for flat roof (To walk ways, balconies, staircases) and complete new balustrades throughout including the stairwells and side entrance gates.
Works will also comprise of external lighting and internal works of new flooring and decorating.
The roofs currently have concrete interlocking tiles which will need to be appropriately removed.
All materials that contain asbestos which will need to be disposed of to comply with the current legislation.
The defects to the external projection in the highlighted locations require removing, concrete repairs in certain areas underneath walkways (joining to bin chute out building), rebuild of brickwork, brickwork repair, re-pointing works undertaking and painting with a suitable anti- carbonation concrete paint for external use.
Further surveys indicate works to replace the bin chute doors and under stairwell doors complete for ledge and brace door complete including ironmongery.
There is also a lack of lighting (under soffit lighting) and the provision of making the areas more lit with new external lighting.
We require a set of Pre Tender Information which is detailed in the PQQ stage.
