The brief

The London Borough of Enfield is seeking the appointment of a development partner for the redevelopment of the site known as Meridian Thirteen, within the wider Meridian Water regeneration project in Enfield.

The Council is seeking a genuine partnership with a Developer to explore and develop the means to achieve the following key objectives: 1.

Maximise land receipt for the Council; 2.

Deliver high quality sustainable design with distinct character to showcase this residential-led site as a gateway to Meridian Water; 3.

Commitment to the long-term quality of the scheme with high quality placemaking and a robust estate management approach; 4.

Provide a mix of housing tenures, affordable to Londoners at a range of incomes; 5.

Deliver the scheme at pace and maintain momentum to deliver homes and active ground floor uses; and 6.

Provide engaging non-residential uses and attractive public realm that will drive additional public footfall and enhance the location as a gateway to Meridian Water.

It should be noted that the estimated total value shown in II.1.5) and II.2.6) is an expression of the estimated gross development value.
