The new electrical testing law coming into force in May 2026 is the extension of the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 to cover social rented homes.
From that date, landlords in the social rented sector will be legally required to carry out regular electrical safety checks, just as private landlords already must provide those electrical tests.
Consequently and following a recent Housing Regulator report, Swindon Borough Council has identified that up to 800 tenanted properties are urgently required to have these checks carried out during the period January-February 2026.
