North Northamptonshire Council appointed a contractor to undertake planned and reactive maintenance works to the Four Seasons Building, School Lane, Kettering.
The scope of works comprised minor building repairs, maintenance, and improvements to both the external fabric and internal areas of the property to address defects, prevent water ingress, and maintain the building in a safe and operational condition.
External Works The external works included: Site establishment, access arrangements, and safety provisions.
Repairs and alterations to rainwater goods, including realignment of guttering, installation of replacement downpipes, and fitting of protective guards.
Clearance and maintenance of drainage outlets to ensure effective operation.
Localised masonry repairs, including repointing of brickwork and stonework using appropriate lime mortar.
Vegetation removal at wall interfaces and application of herbicide treatments.
Application of waterproofing treatment to selected areas of external walling at low level.
Internal Works Internal works included: Removal and replacement of defective skirting boards.
Removal of damaged plaster and reinstatement with new plaster finishes.
Redecoration of repaired surfaces.
Minor joinery and finishing works, including installation of a weather bar and replacement of floor finishes in isolated areas.
Plumbing and mechanical maintenance tasks, including inspection of sanitary fittings and installation of support brackets.
Investigation and treatment of a suspected pest infestation.
General All works were carried out in accordance with relevant industry standards and good practice.
The contract primarily consisted of low-value, condition-based remedial works designed to preserve the asset and address maintenance issues.
