Fire Compartmentation Works - Ivybridge Town Hall & The Watermark, Devon 1.
Project Overview You are invited to submit a tender for compartmentation and associated fire safety works at the project premises.
The works shall be undertaken in a live office environment, and contractors must plan accordingly to minimise disruption while maintaining safety and escape routes at all times.
Tender pricing shall be based on the information and drawings provided.
The successful contractor will be required to attend site to verify the estimated works prior to final commitment.
2.
Scope of Works This section forms an integral part of the Invitation to Tender and sets out the specification.
2.1 General Compartmentation Works • Installation and/or reinstatement of fire compartmentation in accordance with supplied drawings • All works to achieve minimum 30-minute fire resistance • All penetrations to be appropriately fire-stopped using tested and certified systems • Compliance with current UK fire safety regulations and best practice 2.2 Ground Floor Works • Ground floor compartmentation to follow compartment lines shown on drawings • Fire stopping and sealing to all service penetrations • Associated making good 2.3 First Floor Works • Replacement of false ceilings within areas shown on drawings • Preferred solution: o Fire-rated ceiling tiles o Fire-rated suspended grid system • Rectification of one small electrical cupboard ceiling • All ceiling installations to maintain required fire resistance 2.4 Fire Door Remedial Works (Town Hall & The Watermark) • All fire door works remedial works • Works to follow recommendations outlined in their individual Fire Door Survey Reports • Includes but not limited to: o Intumescent strips o Smoke seals o Door closers o Thresholds o Adjustments to gaps o Certification where applicable 2.5 Secondary Escape Stairway - Area 3 • Area (3) secondary escape stairway requires scaffolding access • The stairway must remain fully operational as an escape route at all times • Contractor must: o Provide safe temporary protection o Maintain minimum escape width o Provide on-site management during works o Coordinate phasing to ensure continuous compliance 3.
Electrical Fixture Reinstatement (Point Pricing Required) Tenderers must provide separate point pricing for: • Removal and reinstatement of existing ceiling lights (Qty: 10) • Removal and reinstatement of smoke detectors (Qty: 10) • All fittings to be reinstated with: o Fire rated fire hood covers o Appropriate fire sealing
