The brief

The council will be carrying out a two stage appointment and is for the refurbishment of Winchester Guildhall, to include internal and external works.

For the avoidance of doubt, the contractor will be appointed with a single procurement but the resulting appointment will be phased over two stages, stage one, The Pre-Construction Phase, stage two, The Construction Phase.

The works are to include the following: - Full redecoration internally - Removal of ceilings in some areas to open up existing vaulted ceilings - Replacement of existing Toilet facilities - Installation of new toilet facilities to the first floor - Removal of existing partitions to open up office space - Creation of external balcony space to include potential strengthening works and handrails - Replacement of Mechanical and Electrical plant - External refurbishment to existing stonework - External refurbishment and possible replacement of existing roof coverings and rainwater goods. - The restoration of the masonry fenestrations and associated works to Abbey House, the office of the Mayor of Winchester Due to the nature of the two stage appointment process, any stated contract cost estimates are subject to change during the life of the project, either higher or lower.
